About the case

Life assurance company Nordea Henkivakuutus owned a property located in Helsinki city center at Aleksanterinkatu 11 and was considering to divest the asset. Nordea Henkivakuutus chose Newsec as advisor for the transaction arrangement. The property was marketed for a large group of potential investors - both Finnish and international.

Excellent location and lease agreements made the property very interesting for several investors and a tight competition was accomplished. After the tender process with several rounds of bids, one investor was chosen for the final negotiations.

Results

The wide marketing resulted in a comprehensive knowledge about the market value of the property and the pricing on the market. The tender process resulted in the best price for the property which reflects the existing low risk cash flow and the potential of the property. The property was sold to a Cordea Savills’ fund for approximately 60 MEUR.
